Extra Care

“Within 10 to 15 years we might see retirement housing demand equaling today’s demand for starter homes” – Michael Ball, Professor of Urban and Property Economics University of Reading.

Increased life expectancy is creating an older UK population. Over the next 20 years it is estimated that the percentage of our population over the age of 60 will increase from 23% to 30%, and by 2019 one in 12 people will be over the age of 80.

Despite these massive demographic trends, only 2% of our national housing stock is retirement housing and only 3% of new homes currently being built are specifically for elderly sheltered or Extra Care accommodation.

To meet demand for this highly specialised housing market, it is estimated that we will need to increase supply five-fold over the next 20 years. The challenge is not just about numbers. Quality, innovation and the well-being of residents are fundamentally important elements in the creation of new communities.

We offer a solution through Viventi’s institutional delivery platform, enabling step-change in the scale and quality of Extra Care housing provision for our aging population.  Crucially we have designed an investable solution that can attract the large scale institutional funding necessary to meet existing and expanding demand.
